Two elevated decks serving a townhome community had aged past dependable service. The lot slopes, which meant tall support posts and footings that had to be sized and set for the grade — not a flat-yard job. The homeowners' association needed both decks brought back to full strength and current code, without changing the footprint or the way residents get in and out.
We stripped each deck back to the footings and rebuilt it with all-new pressure-treated framing — posts, beams, joists and ledgers — tied together with corrosion-resistant Simpson Strong-Tie hardware and properly flashed where the ledger meets the building. Composite decking went down for a durable, low-maintenance surface that shrugs off Pacific Northwest weather, and the existing metal railings were cleaned and repainted to leave both decks clean and uniform.
